Egypt’s RcrutAI Launches Panther, Cutting Real-Estate Development Decisions from Months to a Single Minute with AI

RcrutAI announced the launch of Panther, an AI engine specialized in the real estate development stage, which shortens the process of studying and analyzing the market from weeks or months to approximately one minute, while providing a dedicated consultant who works directly with the client’s team.
It is the first tool launched by the company specifically for the real estate development sector, but it will not be the last, as RcrutAI designs tools that leverage artificial intelligence to serve institutions.
RcrutAI was founded with the aim of leveraging artificial intelligence to serve institutions in general and establishing it as an institutional capability rather than merely an individual skill. In its early years, the company is focusing on the real estate sector, with Panther being its first and primary product.
The launch of Panther comes to address one of the most time-consuming stages before making a real estate development decision, as developers need to answer a set of fundamental questions: What surrounds the project? Which products are actually selling? At what prices? Under which payment plans? And do the proposed scenarios achieve the targeted returns?
Panther brings these analyses together in one continuous journey that starts with the competitive landscape, pricing benchmark, demand and absorption, and product mix, and ultimately reaches the feasibility study.
All you need to do is enter some data about the land plot, and within one minute, the tool provides the analysis and strategic decisions related to developing the land.
Panther is not merely a dashboard, database, or market report with an added layer of charts; each of these tools addresses one aspect of the questions involved in the development stage, leaving the developer responsible for gathering the answers and connecting them to reach the final decision. Panther, however, manages the entire development stage within a single system; it starts with market research and analysis, then transforms these inputs into an actionable development plan covering product mix, pricing, payment plans, phasing, and feasibility study, in one connected process.
According to the company, Panther is the first of its kind in the market to bridge the gap between research and strategy, rather than leaving this gap as an additional burden on the developer.
Panther provides a range of functions that help developers analyze the market and evaluate project opportunities, including:
– Live competitive analysis: Monitoring active surrounding projects, developer presence, products on offer, delivery dates, and inventory distribution.
– Pricing benchmark: Analyzing price ranges, identifying overpriced or undervalued products, and indicators of emerging buyer resistance.
– Payment plans analysis: Studying down payments, installment periods, delivery-related structures, and post-delivery structures, and their impact on conversion rates.
– Demand & absorption maps: Identifying the fastest- or slowest-moving patterns, sizes, and price ranges by destination.
– Product mix modeling: Providing multiple scenarios that can be manually adjusted, with the aim of reducing exposure to oversupply.
– Land utilization and master planning guidance: Providing recommendations for the best use of the land and highest & best use, in addition to an AI-generated master plan.
– Pricing scenarios: Providing conservative, market-matched, or ambitious scenarios.
– Initial feasibility study: Including year-by-year cash flow, funding gaps, net present value, internal rate of return, and net present value for the payment plan.
– Executive report: A structured output that can be downloaded with one click.
Panther does not merely produce a static market report, but rather connects data and analytics to the decision the developer needs to make.
The platform reads inventory, prices, payment plans, and product mix, then directly connects these inputs to financial analysis, helping transform the market study from a collection of separate reports into an integrated process supporting the development decision.
Ahmed Zakaria, Founder and Managing Director of RcrutAI, said: “Every developer answers the same questions before committing a single pound: What surrounds me? What is actually selling? At what price? Under which payment plan? And are the cash flows working? Traditionally, answering these questions takes months, and by the time the answer arrives, the launch window has moved. A real estate company is not in the construction business; it is in the business of money, and time is the cost that no one records. Panther gives you the same depth in approximately one minute, with a consultant working alongside you.”
Panther differs from software tools that only provide automated outputs, as every engagement comes with a dedicated Panther consultant from market practitioners who works directly with the client’s team.
Sami Samer, Co-Founder and Chief Technology Officer, said: “We did not build a report; we built an engine that stays alive. A study printed in March is a description of March. Panther reads what the market is doing today, the inventory, prices, payment plans, and product mix, and connects it directly to the feasibility study, so that pricing and returns stop being two separate discussions.”
Samuel Mefreh, Co-Founder and Director of Strategic Partnerships, also said: “We are not selling artificial intelligence to the real estate sector; we are consultants who complete the work on behalf of the client. The product is the decision they need to make, and the technology model behind it.”
Panther thus aims to cut weeks and months of work, freeing decision-makers to focus on the decision itself.
At launch, Panther covers four destinations in Egypt: East Cairo, West Cairo, the North Coast, and the Red Sea, with plans for regional expansion in the future.
The product was built by a founding team that pairs field consulting experience in real estate with deep technical and engineering expertise.
RcrutAI emphasizes that “approximately one minute” refers to the time required to obtain the analytical outputs, not to issuing a final and binding feasibility study.
Panther targets real estate developers and their decision-makers, including founders, CEOs, heads of development, commercial leadership, investment teams, and feasibility study teams.
RcrutAI offers several models for working with clients, including an integrated subscription with consulting, intelligence support for a specific project, a hybrid subscription with on-demand project support, as well as strategic partnerships and an embedded intelligence model.
